Wonderland vs. The Apex: Which Property Is Right for Your Trip?

We get this question a lot. People find us, see the properties, and are excited about both. The Apex/Wells and Wonderland/Biddeford Pool are genuinely different places — same owners, same ethos, completely different experiences — but you can’t go wrong! In our opinion, the right one depends less on dates and budget and more on what you're actually hoping to experience.

Here's our honest breakdown. No selling. Just the truth about both houses.

Start here: place vs. people

The simplest frame we've found: Wonderland on the Water orients you toward the natural landscape. The Apex at Moody Beach orients you toward each other. One is about where you are. The other is about who you're with. Both are wonderful and both offer terrific ocean + marsh locations. They just answer different questions.

Wonderland on the Water — Biddeford Pool

Wonderland sits at the edge of a tidal marsh in one of the quietest corners of the Southern Maine coast. The setting is the whole story — tidal pool out back, private beach access across the street, and an all-season sunroom that catches the light in a way that's genuinely hard to describe and immediately obvious the moment you step into it.

It sleeps six. It's single-level — one of the very few waterfront properties in the area with almost no interior stairs and a low-threshold shower, which makes it genuinely accessible for guests with mobility considerations, older travelers, or anyone for whom a step-free layout matters. There are four steps from the driveway to get inside and one half step on the back deck and in the sunroom. That's it.

The beach access here is a private right of way. The beaches feel relatively exclusive due to their extremely limited public parking, which means the beach feels entirely yours even when it's technically not. Quiet, uncrowded, spectacular at low tide when it opens up into an enormous expanse of white sand.

Amenities and restaurants are a 15 minute drive but the selection is fantastic. The food scene is cult-level with options that are eclectic, trendy and chef-driven, alongside breweries and old standards.

Wonderland works beautifully for couples, small friend groups, and anyone craving genuine stillness. But it also works for kids and teens, an intergenerational family and celebrations— precisely because its easy for everyone and the easy beach access makes for fewer decisions. Kids can zip to the beach and back. A grandparent can nap while the active ones head out. An introvert can recharge in the hammock or sunroom. Someone can take a Zoom call on the deck while watching the birds. There’s a big kitchen for cooking and a large sofa for gathering.

The Apex at Moody Beach — Wells

The Apex sleeps twelve. It has a hot tub under bistro lights, indoor and outdoor fireplaces, A/C in every room, a dramatic cathedral ceiling with a gable window wall, and a game loft that becomes the center of gravity for almost every group that stays there. It's a house built for gathering — but gathering on your own terms.

The loft has everything from 24-hr Ms. Pac-Man to backgammon, puzzles, yoga mats, a kids' play tent, a sleeper sofa, a beanbag and a flip-sequin board, not to mention a record player! Everyone’s favorite is the egg chair, though. It gets claimed immediately by whoever gets there first! The loft is designed to absorb any age and any energy level — the kid who needs a sensory break, the teenager who wants to disappear for an hour, the adult who just wants to sit in a good chair and listen to music and stare at the ocean, the group who wants to be rowdy together after a day out.

The beach at Moody Beach is a short walk away. It's more bustling than Biddeford Pool in summer — a denser public presence, more activity — and spectacular at low tide. The street itself is residential but in the thick of things generally: denser neighborhood, closer to amenities, faster to get to side excursions, 30 minutes closer to Boston. Biddeford Pool is closer to Portland.

And while The Apex has obvious family energy, it's equally good for a group of adults who want a beautiful, well-equipped house with room to spread out and do their own thing simultaneously. The deck is large and built for a crowd. The loft is perfect for gathering or escaping. The snack bar lets the kids sit apart from adult diners. There’s swivel chairs at the fireplace for those who want to join the dining room scene or tuck into their own conversations. Bedrooms are on two different floors and there’s a bunch of bathrooms. Nobody has to be in the same room doing the same thing, but everyone can be together if they want. And who can forget the hot tub! Dogs welcome.

The honest summary

Choose Wonderland if: you want a spectacular exclusive beach, rest and recouperation,a single-level accessible layout, and a house that orients you toward the water and the marsh. Dogs welcome. Ideal for up to six guests, any combination of couples, friends, or a small family with older kids.

Choose The Apex if: you're a larger group — family, friends, intergenerational mix — who wants a house with enough space and variety that everyone finds their thing. Dogs welcome. Energy welcome. Quiet also welcome, just in a different room.
